I am a single male parent and do have a female minor child present at home who lives with me 50% of the time, I rent two rooms - and both are occupied by female students/young professionals. One of the two rooms (see pictures for Room #1).is now available and the other is anticipated to be available around the middle to end of December 2018 (see pictures for Room #2).

Room#1 - $475 plus utilities* - AVAILABLE NOW (see pictures for Room #1)

Room#2 - $435 plus utilities* - AVAILABLE as of middle to end of December 2018 (see pictures for Room #2)

(*$50 for utilities or 1/3 of the utility bill - whichever is greater. To date I have not charged anyone more, everyone has been responsible in their usage).

Both rooms are rented to female students.

NOTE: If you are a student with a verifiable GPA of 3.2 or above and/or military active duty/reservist, then at my discretion I may offer you a discount. If a discount is offered you will have to maintain your GPA standing of 3.2 or above to keep the discretionary discount.

The typical process is as follows - I'll call you for an initial phone screening and set-up an appointment for the first meeting which is held at a BelAir (for out-of-state or area prospects BelAir is a grocery chain in Northern California) next to the house.

They have a small cafe area with tables and chairs by their bakery. At this meeting, we get to meet in-person and I do a preliminary verification of your ability to pay and get a general sense of what are you are looking for and see if it is a good fit for both of us. If all goes well then I show you the room. I don't bring anyone from online postings home without first doing an in-person vetting. It is not you, it is just the amount of questionable proposals and solicitations I receive from the ad.

The room is furnished and includes a full-size bed, side table, and table with chairs.

Currently occupied by a female nursing student.

Room#2 - AVAILABLE around the middle to end of December 2018 (see pictures for Room #2).
